The average cost of a conservatory will be heavily influenced by the type of conservatory design you choose, the materials you build it out of, and the size of the room itself. So you should have a basic idea of the type of conservatory that you prefer to install to begin with.

What is the average price for the most popular type of conservatory?

One of the most popular conservatory sizes installed around the country is the 3×3 conservatory (3 metres x 3 metres – about 10 ft2). The most often used material to build a conservatory is uPVC.

What are the most popular conservatory designs to choose from?


In our opinion, this is how we see the “ranking” for most popular conservatory designs to choose from. However, you may think differently.

  1. Lean to (classic & contemporary)
  2. Victorian
  3. Edwardian & Georgian
  4. Gable, Pavilion & Loggia
  5. P, L, B & T-shaped

The lean-to conservatory is certainly one of the more popular designs, due to its simple rectangular structure and single sided, sloped roof. A lean-to conservatory can fit almost anywhere.

Variations on the Lean to design include those such as the Gull-wing, Regency, Mediterranean and T-shaped. The average price for a cheap lean-to conservatory can be one of the lowest.

Victorian conservatories are also a favourite, with their facetted sides and vaulted, almost circular ornate roofing.

When we get to Edwardian, Georgian or Gable, Pavilion, Loggia or “shaped” conservatories, we are usually looking at a medium to large size home extension and so the average prices for these will be higher.

What about the cost of a tiled roof for a conservatory?

A more recent trend is for tiled roof conservatories, which gives the room more of the appearance of a regular home extension. Having a tiled roof on your conservatory also helps to reduce overhead glare and is much more of an insulator from heat & cold, also helping to deaden sound at the same time.

How much does a tiled roof for a conservatory cost?

As you may have thought, the cost of a tiled roof for a conservatory will be based on the size and the type of tiles you choose to fit.

Some options are:

  • Concrete tiles – quite heavy.
  • Natural slate – can be costly.
  • Synthetic slate – cost effective and lightweight.
  • Composite panels – replacing glass with solid upvc composite sections.
  • Shingles – more of a USA type of roof – very light (Tapco tile do a good range).

Natural slate would likely be the most expensive, with concrete tiles the cheapest covering, However, as concrete tiles tend to absorb water they can become heavy and so you may need a stronger support which can negate some of the price savings.

How much do glass conservatories cost?

Broadly, we can put glass conservatories into 2 categories. The first being a regular conservatory that has no solid panels. Featuring full length sidewalls and a glazed roof.

  • Lean-to 3 x 4 could cost in the region of £7,500 to £10,000
  • Victorian 3.5 x 3.5 could cost in the region of £10,500 to £15,500
  • Loggia conservatory 4.0 x 3.5 could cost in the region of £15,000 to £20,000

The second type in this category is the “Glass-box” conservatory. These are architect inspired, made to order bespoke conservatories with prices well above average.

Expect to have to find at least £35,000 to £60,000 or more for one – however, they are truly spectacular.

What other price factors should you consider before buying a conservatory?


It will be worthwhile to consider a few other aspects that can impact upon the overall cost of your new conservatory, some obvious, some not so. A few of these could make quite a difference to the price.

Do you need planning permission to build a conservatory?

Most conservatories of small to medium size will quite easily fall within the “permitted development” rules and not need planning permission to build. But, for example, if you have done some extending before or if you are building a larger sized room, you may need it.

The prudent thing to do is discuss fully with your installer beforehand (at the quotation stage) or contact your local planning department (https://www.gov.uk/find-local-council )

What about the conservatory foundations?

Some conservatories can be built on a concrete slab or a steel frame. If you are having trench footings (foundations) then are there drains, cable, pipes, manhole covers or utilities that need to be moved or otherwise accounted for?

Heating / cooling / lighting / power / media

How are you going to light the conservatory at night? What type of lighting system, number of power outlets or even an internet or cable TV connection will you require?

Heating and cooling are important factors. You can opt for mobile heaters or do you want underfloor heating or maybe radiators.

You can put vents in the roof to aid ventilation. Maybe would you like electrically operated and thermostatically controlled vents that auto-close when it rains?

Internal décor

A full glass conservatory may not need much internal painting, but it’s going to need furniture. Window & roof blinds can help with privacy and glare.
